Mobile Home Park Tenant Billing Made Easy
How It Works
Each month, SDG&E sends out updated rate and tariff information which you can use manually or with our easy-to-use calculator to create tenant bills. For detailed directions on how to use the calculator, click here.
Attention CCA customers: If your community is served by a Community Choice Aggregator (CCA), this tool uses SDG&E’s electric generation rates as a proxy. Actual generation charges from your CCA may differ. For information on CCA generation costs, contact your CCA. For more information on your CCA visit sdge.com/CCA.
Getting Started
To create a tenant bill using this calculator, simply:
- Download the latest version of the Mobile Home Park Calculator (updated monthly).
- On the “Input” page, enter:
- Tenant and location details
- Electric and/or gas sub-meter readings (where applicable)
- Any additional charges or credits
- Print the completed bill for your records or distribution.
- Clear the form to prepare for the next tenant’s bill.
Your Role as a Mobile Home Park Operator
As the operator, you play an important part in making sure your tenants receive accurate and timely bills.
Here’s what you’re responsible for:
- Reading and recording meter data for each tenant.
- Entering accurate billing details into the Mobile Home Park Calculator, including:
- Sub-meter readings
- Billing dates
- Billing factors
- Participation in assistance programs like CARE, FERA, or Medical Baseline Allowance
- Having Microsoft Excel and internet access to download and use the calculator.
- Providing bills to your tenants based on the calculator results.
- Handling billing disputes, especially those related to usage or incorrect data entered into the calculator.
Why You Need to Download the Calculator Monthly
Gas rates typically change every month, and electric rates may change up to four times a year. To ensure your tenant bills reflect the most current pricing, it’s important to download the latest version of the Mobile Home Park Calculator each month. Using an outdated version could result in inaccurate billing.

FAQ
You only need to keep the old versions if you need to recalculate bills from more than three months ago. Each calculator version includes rate changes from the most recent three months.
The Mobile Home Park Calculator is designed to reflect SDG&E charges as if the tenant were billed under Rate Schedules DR (electric) or GR (gas). Accuracy depends on:
- Using the most up-to-date version of the calculator
- Entering correct tenant information, including dates, meter reads, and program participation
- Avoiding changes to the spreadsheet’s built-in formulas

Master metered customers will see a Base Services Charge per unit. Customers enrolled in FERA and CARE will automatically receive a discounted Base Services Charge of approximately $12 and $6, respectively. Landlords or property managers are responsible for applying the appropriate Base Services Charge to each sub-metered bill. The Base Services Charge will be listed for the applicable program enrollments based on unit totals.
